Background

Significant portfolio comprising 6 shopping centres across 993k sq. ft. and 294 units. Centres include Donaghmede Shopping Centre, Galway Shopping Centre, Laois Shopping Centre, Letterkenny Shopping Centre, Longwalk Shopping Centre and Parkway Shopping Centre.

All Centres are well established in prime locations with strong anchors including Dunnes, Tesco and Penneys and a range of well-known domestic and international fashion, health & beauty and food & beverage retailers.

This portfolio was acquired in July 2023 and at that time, had retail vacancy of approximately 17% and over 75 tenants overholding on expired leases. The portfolio of centres represented a resilient income property investment opportunity with immediate asset management and future development opportunities.

What we did

Following the acquisition of the portfolio, we implemented a comprehensive asset management strategy to stabilise performance and drive long-term value.

We addressed high vacancy levels and overholding tenancies by executing a targeted leasing strategy, successfully securing new occupiers across previously vacant units. In parallel, we undertook extensive regearing and lease renewal discussions, resulting in a longer WAULT and more secure, sustainable income.

The tenant mix was further strengthened through the replacement of underperforming occupiers, the introduction of additional services, and diversification of centre offerings. These initiatives enhanced tenant appeal, improved customer experience, and maximised rental income across the portfolio.

Results

As of 2026, the portfolio has delivered strong operational and income performance:

  • Passing rent increased by 17% since acquisition
  • Increased occupancy up to 96% by floor area across the portfolio
  • 55 new leases completed in 24 months, alongside multiple regears, lease renewals and rent reviews
  • Introduction of high-quality national and lifestyle brands, including Nando’s, Starbucks, Chemist Warehouse, Hillbilly’s, Thérapie and Anytime Fitness
  • Asset successfully stabilised with a stronger income profile and improved tenant demand
