The property required extensive refurbishment and reconfiguration in order to enhance tenant appeal and maximise rental income.
Lanthorn secured vacant possession of the property and undertook works. This included reconfiguration of the existing U-shaped building into a regular rectangular shape. An additional floor was introduced to the building, creating a total of seven floors over basement parking. Further works included new stone and glazed elevational treatments, along with internal office areas finished with raised access floors, air conditioning and energy-efficient LED lighting.
The redevelopment works commenced in 2018 and were completed in 2020. Now fully let, the reconfiguration and refurbishment process has seen the overall area of the property increase by 20% and the annual rent climb by 82%.
